1. What is Amalgamates?

Amalgamates helps homeowners work together with their neighbours to combine (or “amalgamate”) their properties and sell them off-market to developers for a higher price.

2. Why would I sell with my neighbours?

By combining properties, you create a larger site that’s more valuable to developers — which often results in higher offers than selling individually.

3. How do I know if my property is in the right zoning?

You can enter your address into our zoning tool and we’ll tell you whether your property is in a development-eligible zone like LMR or TOD.

4. What if I haven’t spoken to my neighbours yet?

That’s okay. We can help you start the conversation and even provide templates or letters to share with them. Our experienced consultants will reach out and get your neighbours informed and excited about amalgamating.

5. Do I have to pay anything upfront?

No. Our service is free for homeowners. We only earn a success fee if your site sells — and it’s paid by the developer, not you.

6. What if we can’t get all the neighbours to agree?

That’s common — and we’ll help you navigate it. Sometimes, even a few aligned owners can be enough to get developer interest started.

7. How do developers make offers?

Once we package your site, we present it to our qualified database of developers. Interested developers will make offers privately with each homeowner individually and we’ll guide you through the process.

8. What if I’m not ready to sell yet?

That’s totally fine. You can still check your zoning and join our database. We’ll stay in touch when the timing is right for you.

9. Do I need an agent or solicitor?

You don’t need a traditional agent. We handle the deal packaging and developer outreach. When you're ready to proceed, we can recommend a trusted solicitor to help with legal paperwork.
